This 12-minute driving tour covers Hamilton Field in South Novato (94949) street by street - a decommissioned Army airfield redeveloped into one of Marin County's few master-planned communities. Filmed in late November, the tour visits all eight single-family sub-neighborhoods: Sunny Cove, Newport, Bayside, Traditions, The Landing at Hamilton, Southgate, Inspirations, and the 55+ Hamilton Cottages. Along the way: the K-8 school and charter school, the South Novato library, the SMART station with Larkspur ferry connections, the Marin Airporter shuttle, Hamilton Plaza shopping, the community pool, and the levee trail system across the former runways. I point out where premiums concentrate (cul-de-sacs and open-space perimeter lots), which sub-neighborhoods run most affordable (Bayside, Traditions), and where the top of the market sits (Inspirations, $2M+). Hamilton Field in Novato was formerly a US military base, that has since been decommissioned and redeveloped into a planned mixed use community situated along the San Pablo Bay about 19 miles north of San Francisco. The area is now a neighborhood with residential housing, commercial spaces, recreational parks, while still preserving many of its historic Spanish style buildings. So, let's roll. This is the southern entrance of Hamilton Field. To the right is Hamilton School which is kindergarten through eighth grade, which is great - because once kids are able to ride bikes to school, they can do so through eighth grade. After that, they attend Novato High School. This is the northern entrance of Hamilton Field. This is very close to a large shopping center called Hamilton Plaza, which has a newer Safeway, a bunch of restaurants, banking, etc. We just passed on the left a skateboard park, which the kids love. And to the left here is an entrance to a trail that wraps all the way around the back of Hamilton Field - across what used to be the runways of the military base, but is now wetlands. Here we are back at the southern entrance - we're turning left. And to the right is a Hamilton charter school. And a little bit further down is the South Novato Public Library. Moving further in from the south entrance, you'll see that there's a lot of open space. We also just passed the entrance to the SMART train station. SMART train can take you down to the Ferry Building in Larkspur, or all the way up north to Santa Rosa and beyond. There are plans to extend it all the way up through Healdsburg up to Cloverdale. As you'll notice as we drive through Hamilton Field there are lots of historical buildings. To the left there is the Art Center, a really nice restaurant called Beso, to the right just out of view is the old Hamilton Theater. You can see many of the palm trees that were planted decades ago back when it was a military base. Here we are entering Sunny Cove which was built around 2005. It is adjacent to another sub neighborhood in Hamilton Field called Newport. As you can see, I filmed this in mid to late November, so you do have leaves on the ground. And this is a sense of what Hamilton Field feels like in late autumn. These homes are roughly about 2,500 square feet on average, with four bedrooms, two and 1/2 or three baths. The lot sizes range, but generally fall between 7,000 to 9,000 square feet. Here in Sunny Cove you have a cul de sac at the end, adjacent to the open space. Homes in cul de sacs and along the perimeter of Hamilton Field generally sell for a premium since you have no rear neighbors. Moving out of Sunny Cove now into another sub neighborhood called Newport. These homes tend to be a little bit larger. And again, the homes on the open space side tend to sell for more than homes on the interior. I should also note that as you drive into Hamilton Field from the northern entrance - the one that had the skateboard park on the left that we saw earlier - there's also a Marin Airporter shuttle which takes you to Oakland International and SFO, which is super convenient so you don't have to drive yourself into the airports and pay for parking when you fly somewhere for vacation or for work. In addition, Newport is close to the SMART train station. So people in Newport and Sunny Cove - they have very easy walking access to the SMART train should they want to take the ferry into San Francisco. Here we are in another neighborhood. This is one of the first neighborhoods built in Hamilton Field. It's called Bayside. These homes tend to be a little bit smaller and are generally the most affordable of all homes in Hamilton Field. I'm gonna go over general pricing trends in a few minutes. So here we are driving down Hanger Avenue. To the left are a number of buildings that are Class A commercial space, where the old hangers used to be. They're just renovated hangers - they were redeveloped by Barker Pacific Group. And Barker Pacific Group, along with Devcon, is also responsible for one of the neighborhoods in Hamilton Field. We'll be visiting that in a little bit - that neighborhood is called The Landing at Hamilton. Here we are turning into another neighborhood called Traditions. These homes also tend to be on the smaller side. Also, tend to be on the more affordable side. And they tend to have smaller lots. But, interestingly, some of them actually have ADU's. Notice all the homes and yards are well maintained. The HOA does make sure that people keep their yards up. Here we are driving down Hanger Avenue again, past the renovated commercial spaces, into a neighborhood called The Landing at Hamilton - mentioned before. This was developed by Barker Pacific Group in cooperation with Devcon. Devcon is a major commercial contractor. They're the ones who built Levi Stadium, where the San Francisco Forty Niners play. These homes were the last homes built in Hamilton Field. Well, not exactly true. But, I'll get to Hamilton Cottages in a minute. But, The Landing at Hamilton was built out in 2010 to 2012. And as it so happens, Barker Pacific Group and Devcon hired me to be the lead sales agent and marketing director for this neighborhood. These homes tend to be bigger and sell on the higher end of Hamilton Field's single family home stock. As we leave The Landing at Hamilton, straight ahead at the top of that hill, that's where Hamilton's community pool is. It was redone back in 2010-2011. It's really nice. It's got barbecue facilities, separate pool for toddlers, and it's a great place to take the family. On the left here, we're driving past a neighborhood called Southgate, also one of the first subdivisions built in Hamilton. To the right is a field where people play Frisbee and soccer, and so forth. And to the right, further on, you see the baseball field for South Novato baseball. Beyond that is another park and tot lot. Turning into Southgate, you will see that all of the trees here tend to be more mature. This development, again, was one of the first built. So, it has some of the most mature landscaping. Another nice thing about Southgate is the homes on the perimeter back up to the levee. And so you have easy access to all of the trails that spur off of that levee trail system. There's a number of single family homes here that are one level which is very desirable. Here we are driving into the ritziest of Hamilton's neighborhoods. This neighborhood is called Inspirations. There are about 13 homes here. These are big homes - they range in size all the way up to over 5,000 square feet. The lots tend to be a lot bigger. It's located on a knoll, so homes at the top have great views. On one side you have views of the bay. On the other side you have views of the hills above Ignacio. Here we are driving back out of Inspirations. As you can see, there's a lot fewer cars on the street. And, you know, that's due in part to the fact the lots are so big that you just have a lot less density. And over to the left, you can see the views across the hills of Ignacio. Below and to the left is where the SMART train station is. These homes all sell for well over $2 million. Here we are driving into Hamilton Cottages. This is the newest construction in Hamilton Field. This is for residents age 55 and older. They are beautiful inside, and again, right near a SMART train. Here we are driving out of Hamilton Field at the northern entrance. Just so you have an idea, the average price of homes that have sold in Hamilton Field over the past three months - and I'm filming this on the 20th of November 2025 - was $1.427 million, with an average price per foot of about $493.
