Legacy at Lucas Valley is a new-home community of 28 single-family residences in Marinwood, an unincorporated part of San Rafael in the 94903 ZIP code. The builder is Haven Development, a Bay Area homebuilder based in San Ramon. The homes sit on two streets, Erin Drive and Erin Court.
You almost never see a new single-family neighborhood in Marin, and this site shows why. The land is part of the Oakview Master Plan, which the Marin County Board of Supervisors approved in 2005 for a 106-acre property. The plan allowed 28 residences. Nearly two decades passed before the homes were built.
The homes are contemporary: clean rooflines, big windows, stucco and stone exteriors, and decks and terraces that face the hills. I have walked the model, the finished homes and the ones still in framing. From the second-floor terraces, you look straight out at the ridgeline.

Why does the ADU matter?
The ADU is the first thing buyers ask me about. It has its own entrance. Use it as guest quarters, a home office or a separate space for extended family. It is permitted and built with the house, so there is no second construction project after closing.
Why does owned solar matter?
Many solar systems are leased or financed through a power-purchase agreement. A third party owns the panels, and the buyer inherits the contract. At Legacy, the homeowner owns the system.
Battery storage is an upgrade. One of the homes I toured has a Tesla Powerwall installed.
What can buyers personalize?
That depends on timing. The earlier in construction you buy, the more you can choose. Haven's Design Studio offers options for cabinets, countertops, hardwood flooring and appliance packages. Select homes also include an elevator.

The Reyes is the only three-story plan. The Tamalpais is the largest and adds a dedicated office. Which plans are offered on which homesites changes as homes sell, so ask me for the current picture.
Why Does New Construction Matter in Marin County?
A new home at this price gives you a finished house instead of a renovation budget. Much of the resale housing near Legacy at Lucas Valley, in Marinwood, Lucas Valley and Terra Linda, was built from the 1950s through the 1970s. Those neighborhoods have real appeal. But a 60-year-old house often needs a roof, windows, wiring or plumbing, plus the kitchen and baths the buyer plans to redo. That work starts after closing, and the buyer pays for it.
Here is what changes with a new home:
- Everything is new on day one. The roof, the systems, the windows and the appliances all start their life with you.
- It is built to current code. That includes California's current energy standards, which is where the solar, the insulation and the efficient lighting come from.
- The big upgrades are already done. Owned solar, EV wiring and a permitted ADU are each a separate project on most resale homes.
- It comes with a builder warranty. Ask for the terms in writing. I review them with my buyers.
- The layout fits how people live now. Open great rooms, a primary suite with a walk-in closet, office space and indoor-outdoor living are designed in. They are not added on later.
The demand is there. In the third quarter of 2026, San Rafael's open-market single-family sales rose 36.6% from a year earlier, to 127. The median price rose 15.4% to $1,650,000, per BAREIS MLS. There are trade-offs, and you should hear them from me. Landscaping takes a few years to fill in. If you buy a home that is still under construction, your move-in date depends on the builder's schedule. Legacy also has a homeowners association. I will get you the current dues and what they cover.

Where Is Legacy at Lucas Valley, and What Is Nearby?
Legacy at Lucas Valley sits at the east end of the Lucas Valley corridor in Marinwood, about a mile from Highway 101. From 101, take the Lucas Valley Road exit and head west. Turn right on Las Gallinas Avenue, then right on Erin Drive. The model home is at 7 Erin Drive.
You get two things here that rarely come together in Marin: quick freeway access and open hills behind your house.
- Open space. Oak-studded hillsides rise directly behind the community. Lucas Valley Road continues west past the Big Rock trailhead and Lucas Valley Open Space Preserve toward Nicasio and West Marin.
- Marinwood. The Marinwood Community Center, with its pool and park, is close by on Miller Creek Road.
- Terra Linda and Northgate. Shopping, services and Kaiser Permanente's San Rafael Medical Center are a short drive south.
- Marin Civic Center. The Frank Lloyd Wright-designed Civic Center, its farmers market and the SMART train station are a few minutes down 101.
- Downtown San Rafael. Restaurants, the Rafael Film Center and the Transit Center are a few exits south.
- Schools. The community is within the Miller Creek School District. Confirm school assignments directly with the district.
Views depend on the homesite. Many look out to the surrounding ridgelines. Walk the specific lot before you choose.
